Warehouse demolition and rubble removal in Vélez-Málaga

Warehouse demolition in Vélez-Málaga covers storage and agricultural buildings on the river plain, commercial premises in Torre del Mar and the coast, and concrete left on plots awaiting redevelopment.

In short

We demolish warehouses, agricultural and commercial buildings and concrete in Vélez-Málaga and its coastal settlements, and remove the rubble sorted by fraction to authorised facilities with receipts. The town hall asks for a waste guarantee, refunded once delivery is proven. In the protected historic centre a demolition needs a licence and, where applicable, heritage authorisation.

Vélez-Málaga: vega, coast and historic town

Vélez-Málaga is the capital of La Axarquía, the comarca that occupies the eastern end of the province and comprises 31 municipalities. The town occupies the Vélez river plain, about 37 km from Málaga, and opens onto the Mediterranean to the south, where its coastal settlements include Torre del Mar, Caleta de Vélez and Benajarafe.

The demolitions we are asked about follow that geography. On the plain they are storage and agricultural buildings and their yards; on the coast, commercial premises and concrete structures on plots being redeveloped. Both are handled under our warehouse and industrial demolition service.

Storage buildings on the river plain

Buildings on flat agricultural land are usually straightforward to reach, which allows full-size machines and direct loading onto lorries. The work is in the details: insulated panels and plastics that must be kept apart from the mineral rubble, timber, steel frames, and floor slabs that are often thicker than expected because they carried vehicles and stock.

Our slab and foundation removal breaks those floors out to the agreed depth. On river-plain land, your técnico may want the ground left in a particular way for the next use; we leave a basic level and do not start earthworks beyond what the demolition requires.

Fibre-cement roofs and site safety coordination

Many older storage buildings on the plain have fibre-cement roofs, which means at least two companies on site: the RERA-registered firm that removes the asbestos as our subcontractor, and our team for everything else. Under Real Decreto 1627/1997, when several companies or self-employed workers take part, the promotor appoints a health and safety coordinator during the works.

For an owner living abroad, this matters when signing the paperwork: ask your técnico who will act as coordinator before the start date is fixed. The sequence on site does not change: the asbestos is removed and packed first, kept apart from all other waste, and only then do our machines start on the structure.

Concrete on the coast: Torre del Mar and Caleta de Vélez

On the coastal strip, jobs tend to be tighter: concrete frames, commercial units, car parks and hardstanding between buildings that stay. Our concrete demolition uses crushers and shears near neighbours and keeps breakers for the elements that need them, with water at the point of work to control dust.

Where premises sit inside a residential block under propiedad horizontal, the community must be informed before walls, structure or façade elements are demolished, and works on common elements need the owners' meeting agreement.

The historic centre and protected monuments

Vélez-Málaga's historic centre was declared a Conjunto Histórico-Artístico by Decree 3480/1970, and the Real Convento de Santiago has been a Bien de Interés Cultural (Monument) since 2004. In a protected historic ensemble or setting, the demolition needs a licence and, where applicable, authorisation from Patrimonio; confirm it with the ayuntamiento.

Outside protected areas, total or partial demolition in Andalusia generally goes by declaración responsable. Either way, your técnico prepares the documentation and the owner files it; we start once it is in place.

Rubble removal and the waste guarantee

The Vélez-Málaga town hall requires a fianza or guarantee for construction and demolition waste; the amount depends on its ordinance and it is returned once delivery to an authorised manager is proven. The delivery receipts from our rubble removal and skips are that proof, one per load and per fraction.

If a skip has to stand on the public road, authorisation to occupy the road is needed before work starts. For houses and other non-industrial demolitions in the municipality, see Demoliciones Málaga in Vélez-Málaga.

Frequently asked questions

Do you work in Torre del Mar, Caleta de Vélez and Benajarafe?

Yes, in all of Vélez-Málaga's settlements and across La Axarquía.

Can you demolish an agricultural storage building on the vega?

Yes, by machine, with panels, plastics, timber and steel kept apart from the mineral rubble.

How do I get the Vélez-Málaga waste guarantee back?

By proving delivery to an authorised manager. The delivery receipts we hand over for each load serve that purpose.

Does the historic centre need a different procedure?

Yes. In the protected ensemble a demolition needs a licence and, where applicable, heritage authorisation.

Can you remove a commercial unit on the ground floor of a residential block?

Yes, once the community has been informed and, if common elements are affected, the owners' meeting has agreed.

Will you level the plot afterwards?

We leave a basic level after the demolition; earthworks for the new project are a separate scope.

What if suspected asbestos turns up during the work?

Work in that area stops, you and your técnico are informed, and a RERA-registered company assesses and removes it before work continues.

Can you demolish a warehouse with an uralita roof?

Yes. The asbestos cement roof is removed first by a RERA-registered company working as our subcontractor, and then we demolish the structure.

Do you remove foundations?

Yes, to the depth agreed with you and your técnico according to what the site will be used for.

Which VAT rate applies to demolition work?

Demolition is generally taxed at the standard 21 % VAT; certain renovation works on private homes may qualify for 10 % if the conditions of the VAT law are met. Each quote states the rate.
