In short
We carry out machine demolition of commercial and industrial buildings and reinforced concrete in Marbella, break out slabs, basements and foundations and remove the rubble sorted for authorised facilities. We are based in Marbella, communicate in English and send photo updates to owners abroad. In the Las Bóvedas archaeological zone and other protected settings a licence is needed; elsewhere your técnico confirms the procedure with the ayuntamiento.
Industrial and concrete demolition in Marbella: what it usually involves
Marbella lies on the Mediterranean at the foot of Sierra Blanca and hosts the seat of the Costa del Sol Occidental association of municipalities. Besides the main town, the municipality includes San Pedro Alcántara and Nueva Andalucía, each with its own district, and stretches from Guadalmina and Puerto Banús to Elviria, Las Chapas and Cabopino.
Few classic factories remain here; the industrial side of demolition is about concrete. Typical jobs include commercial buildings and showrooms, service buildings, underground garages and the heavy reinforced concrete of buildings that a developer replaces. These are covered by our concrete demolition and warehouse and industrial demolition services.
Basements, retaining walls and deep foundations
Many Marbella plots have basements, garages or swimming-pool structures built into the ground, and some sit on slopes held by retaining walls. Removing them is the most technical part of the job, because the ground and the neighbouring plots react as soon as a buried wall stops working.
Your técnico decides what is removed, in what order and how the excavation is supported or filled. We then carry out the slab and foundation removal to that plan, usually with crushers to limit vibration near other buildings, separating the reinforcing steel as the concrete is broken.
Heritage and permits in Marbella
Marbella's old town comprises the former walled precinct and the Barrio Alto and Barrio Nuevo quarters. The Las Bóvedas Roman baths are a Bien de Interés Cultural (archaeological zone) under Decree 227/2007. In protected buildings, protected settings and archaeological zones a demolition needs a licence rather than a declaración responsable.
Marbella has a declaración responsable procedure for carrying out works; whether a given demolition can use it is something your técnico confirms with the ayuntamiento (to be verified). The owner and their técnico file the paperwork; we work from that documentation and coordinate the dates.
Working in a dense resort: dust, noise and traffic
Demolition in Marbella almost always happens among occupied buildings, busy roads and, in summer, visitors. The plan reflects that from the start:
- Water mist at the point where concrete is crushed, so dust settles before it leaves the plot.
- Crushers and shears preferred to breakers wherever the element allows, to keep noise and vibration down.
- Lorry movements scheduled to avoid blocking access roads, with loading inside the plot where possible.
- If a skip stands on the public road, the town hall's authorisation for occupying it is obtained first.
Managing a Marbella demolition from abroad
Our base is in Marbella, which helps with site visits and coordination with local técnicos. You can write to us in English; we keep in touch with your architect or engineer, tell you what the town hall usually asks for and send photo updates at the main stages. For the paperwork the owner identifies with their DNI, NIE or NIF.
Rubble leaves by fraction through our rubble removal and skips, with a delivery receipt for each load. For villa and house demolition rather than commercial work, see Demoliciones Málaga in Marbella; for cost factors, the Presupuesto Demolición calculator.

Frequently asked questions
Can you demolish an underground garage or basement in Marbella?
Yes, following your técnico's plan for supporting or filling the excavation. The concrete is broken with crushers and the steel separated.
Do you cover San Pedro Alcántara and Nueva Andalucía?
Yes, the whole municipality of Marbella and the rest of the province of Málaga.
Does a demolition near Las Bóvedas need a licence?
Inside a protected archaeological zone or setting, yes. Your técnico confirms the exact situation with the ayuntamiento.
Can you work during the summer season?
Yes. Dust, noise and lorry movements are planned around the neighbours and the traffic, whatever the season.
Is your office near my plot?
We are based in Marbella, so site visits and meetings with your técnico are straightforward anywhere in the municipality.
Do you dig the new basement after the demolition?
No. Excavation of natural ground for the new building is groundworks for the contractor of the new project.
Will the town hall ask for a waste deposit?
It can require a deposit or guarantee for construction waste; the amount depends on the municipal ordinance and it is returned once delivery to an authorised facility is proven.
Do you demolish by hand as well?
Yes. Hand work is used near party walls, inside buildings that stay and where machines cannot reach, combined with machine demolition.
Do you publish demolition prices?
No. Cost depends on structure, materials, access and waste; the calculator on Presupuesto Demolición gives a rounded orientation band.
Do you work from my architect's or engineer's documentation?
Yes. We follow the proyecto or memoria técnica prepared by your técnico and coordinate dates with them.
